Neil Fjellestad

Neil Fjellestad founded a company for the acquisition and brokerage of California and Arizona real estate in 1972 that grew into a multi-company holding corporation operating thousands of residential rental properties along with the successful completion of over 4,000 real estate sales and/or exchanges and over 10,000 residential leases. His real estate related businesses have included:

  • A full-service real estate investment and mortgage brokerage firm
  • A residential brokerage franchise
  • Three regional off-site management offices
  • Realty Tax Accounting Services - tax planning and preparation services
  • FBS PM Software - a pioneer developer of proprietary software applications for property management operations
  • FBS Insurance Services - a property casualty insurance agency
  • Arizona Trademasters - a general contractor providing property renovation, flood and fire damage restoration and pre-paid HVAC maintenance contracts
  • Service One - a home warranty insurance program operating throughout the state of Arizona
  • "Let's Lease" - co-creator of the first CBT (computer-based training) multi-media CD-ROM available to the multihousing industry. Other CBT tools followed.
While immersed in a busy entrepreneurial business career, Neil has always remained close to the classroom. In addition, throughout his career, Neil has allocated time and talent to volunteer efforts in respectable institutions at a local, state and national level:
  • Over 25 years of commitment to local church and civic leadership.
  • Over 5 years involvement with Realtor and Better Business Bureau compliance oversight and dispute resolution.
  • Over 15 years devoted to multihousing industry trade association leadership
  • Served separate terms as CEO and CFO of the San Diego Apartment Association and the San Diego Multi-Housing Corporation.
  • Served multiple terms on the board of directors for California Apartment Association (CAA) and the National Apartment Association (NAA).
  • As the first chairman of the newly-formed "Small Owners" Committee for NAA, he accepted the mission to make the national organization more responsive to the specific needs of independent rental owners. The result is the successful NAA program; IROC. Currently, the Independent Rental Owners Council provides a complete inventory of specialized materials and services.
  • As the point of contact from California he became a key participant during the complete re-engineering of the National Apartment Association governance.
  • As an influential member of the NAA executive leadership he served separate terms as Regional Vice-President, Treasurer and National Legislative Chairman.
  • Accepted a NAA presidential appointment to an initial term on the Governing Policy Committee for the newly-formed NAA/NMHC (National Multihousing Council) Joint Legislative Program. This five-person committee established the program's agenda and hired staff that became an influential housing advocate in the nation's capitol which continues to play an ever increasing role in influencing legislation and regulating policies affecting 32 million multifamily rental homes.
In 1993, Neil chose to separate out the San Diego property management operations to create a local agency that would specialize in the management, maintenance and lease-up of individual homes and condos. The same year he co-founded I.T. Partners with the business purpose of designing and delivering management technologies, interactive education and customer-friendly marketing techniques to solve chronic problems experienced by industry companies. I.T. Partners has provided interactive training tools and contract services for a diverse list of multihousing clientele in over 60 major U. S. metro markets in 29 states.

Neil has coached and trained within the full spectrum of real estate industries earning a national reputation as a respected speaker and author.

Along with business partner Carol Levey (I.T. Partners), Neil has provided support services to Roseland Property Company for the past 12 years. Neil and Carol provide market analysis, shopping reports and customer surveys. Extensive employee training provided: classes, custom operating manuals, performance checklists, internships and orientation programs, custom CBT tools and curriculum for a corporate university (The Roseland Institute of Management). Their ongoing assignment also includes team coaching, individual goal-setting and executive development. During their tenure, they have reported to several generations of corporate leadership. Having been involved almost from Roseland's inception, they have made a contribution to this company's growing reputation as a real estate powerhouse on the eastern seaboard.

Currently, Neil spends most of his working schedule on one coast or the other. He indicates that "several key factors make this schedule possible: accommodating clients, supportive network of friends and family, extremely capable San Diego staff led by Chris DeMarco and modern communication technologies. The real estate issues are more similar on the coasts so to be involved extensively with both during this changing economy is a privilege for me and hopefully, my experience is beneficial for those that rely on my perspective."
